FAQ
What are the levies?
The levies range from between R3000 – R6300 per month, (excluding electricity) depending on the size of the unit. We also have bedsitters to rent in the Assisted Living option in the Hill.
What does the levy cover?
The levies include 24-hour security, water, rates, and gardening services. Electricity is metered separately for each unit and payable to the association monthly.
What is the process from purchasing my house to taking occupation?
We have a waiting list in place, which can take approximately 1 to 3 years, depending on your particular requirements. To be placed on our housing waiting list for re-sales or rentals at Mbango Valley, you will need to join the Mbango Valley Association. As a member, you will also receive a monthly newsletter, which can be emailed or sent via post. An assessment with the Nursing Manager, Sister Charmaine Jarrab is compulsory for all potential residents as well as having a medical form completed by your doctor. Entry age into MVA is 55 years or older.
Can I make alterations or extend my house once completed?
There is a list of permissible alterations that residents may make to their own units at their own cost, after obtaining permission from the General Manager. These include various options, such as additional cupboards, awnings, and air-conditioning units, among others.
What if there is no power or water?
There are generators in place to ensure that the village is never without power, even in the event of Eskom grid failures. Water reservoirs ensure that the village has a sufficient supply for up to nine days.
Is it pet-friendly? What size animals are allowed, and what are the conditions?
A maximum of two dogs, not taller than 40 cm at the back, are permitted after obtaining permission from the Directors. Dogs may be replaced with permission from the Directors after the death of both dogs.
There are beautiful walking areas for your dogs, but they must be on leashes at all times while outside your unit.
No puppies or cats are permitted.
What type of development is this?
Mbango Valley is a retirement village that has units for sale on life rights. At the time of your moving from the unit due to death or other reasons, the life right is refunded back to the occupant and reverts back to the Association. Life right refunds depend on the areas in Mbango Valley and more details are available from the housing department.
There are also some units available for rental.
How will security work on the estate? What security measures will be in place on the estate?
Mbango Valley has 24 hour patrolling guards and is surrounded by electric fencing. Gated access is manned by security guards 24 hours per day. Residents may choose to put security gates and burglar bars in place should they wish to.
Can my children come to stay when they visit?
Should you unit be big enough your family is encouraged to stay with you when they visit. For those people who wish to, we have a courtesy cottage which can be rented out for your family to stay in at very reasonable rates
